The April 18 Pine Condo Harbour fire damaged twelve condos and completely destroyed six. Sylvia Burris lost her home of 16 years.
Just days ago, she married her partner, Steven Burris, and called the moment bittersweet. Their condo, along with her belongings and savings, is now gone.
Following the fire, the HOA announced that all owners must continue paying around $580 monthly. This includes a special assessment previously approved before the fire.
Sylvia and Steven said the demand feels unfair and possibly unlawful. They said paying for amenities tied to destroyed homes doesn’t make sense. The couple attended an HOA meeting and heard the announcement. They said it added insult to injury after already losing so much.
The HOA claims the damage isn’t enough to suspend payments. However, rebuilding will take 12 to 18 months, and owners remain displaced.
Sylvia Burris said she hasn’t been able to view pictures of her destroyed home yet due to emotional distress. She also noted that several neighbors, including military veterans, lost everything. One even lost a service dog in the fire.
According to the Burrises, the HOA president defends the monthly charges. Attempts to get more information from HOA officials and their attorney have gone unanswered.
The couple reviewed the bylaws and found nothing clearly stating that owners must continue paying dues after total loss. They worry the HOA is abusing its authority and want to warn other homeowners in the community.
For Sylvia, the emotional toll is deep. Among her lost possessions were items belonging to her late sister, who died from cancer. Despite everything, the couple held their wedding and are looking ahead. They said their love gives them the strength to move forward.
