The annual Beaufort HOA fees for gated communities show varying changes between 2024 and 2025. These fees represent the minimum required payments for improved lots and homes, excluding additional club or initiation fees.

In 2024, Deer Island’s HOA fees were at $1,800. The HOA has proposed a monthly increase of $5, but no approval has yet come. If the increase passes, the yearly fees will come out to $1,860 (3.3% increase).
