The Kingfisher Inn reopening is moving forward after an evacuation order was lifted. Initial reports raised structural concerns, but new engineering assessments determined the building is not at risk of collapse. The HOA now plans to complete repairs and reopen by March 2025.
Kingfisher Inn Reopening Approved Following Structural Reports
A structural engineer first reported cracks in the building, leading to an evacuation order from Horry County in March 2024. The original report described significant damage, including cracked balconies and stairwell issues, prompting concerns about stability.
Rather than demolishing the structure, the Kingfisher Inn HOA decided to seek additional engineering opinions. A second firm, McPherson Design Group, evaluated the building and determined that while repairs were necessary, there was no imminent collapse risk.
Following this new assessment, county officials lifted the evacuation order in late October 2024. Some owners expressed surprise at the reversal, questioning whether the building is truly safe.
HOA Defends Decision to Proceed with Repairs
The HOA stated that independent engineers confirmed there were no life-threatening structural issues. While the building requires maintenance due to age and months of vacancy, officials emphasized that these repairs do not pose a safety threat to future occupants.
Resort management also reaffirmed that the initial structural concerns were inaccurate. The board further clarified that the extent of the damage does not meet the financial threshold for demolition, allowing for repairs instead.
With new engineers overseeing the project, the HOA is focused on completing necessary maintenance and reopening the resort for continued use. The board is scheduled to meet on Feb. 15, where another update on the building’s repairs is expected.
